/\u003e\nleaving us with an unfinished exterior building\n(i.e. building site!) 🚧 \u003cbr /\u003e\nWe requested several quotes\nfrom local construction companies\nbut none had availability to help us. 🤦‍♀️ \u003cbr /\u003e\nWe have made _decent_ progress\non the exterior\nwith the help of day labourers, 👷\u003cbr /\u003e\nbut in construction,\nanything that is not _finished_\nis still a building site ... 🏗️\n\n## Family 👨‍👩‍👧‍👦\n\nOur _first_ child was born in 2020 👶\nand we focussed on being parents 👪\u003cbr /\u003e\n`while` working full-time remote jobs to keep bills paid. 🧑‍💻 \u003cbr /\u003e\nOur _second_ child (2022) \nconsumed _all_ our remaining time. 🎉 \u003cbr /\u003e\nChildren are awesome,\nthey demand/deserve attention \u0026 nurture. 🥰 \n\nWe have explored using the Braga House for other purposes \u003cbr /\u003e\nincluding transforming it into a **mini homeschool**. 🏫 \u003cbr /\u003e\nBut, sadly, the numbers don't stack up; \nit would make a _huge_ 🤷‍♀️\n\nA simple **rule-of-thumb** is:\nif it **_not_ allowed**\nin a **kindergarten classroom/school**,\nit's **_not_ family-friendly**.\n\nExamples include:\nsmoking,\nvaping,\ndrinking alcohol\nor any other non prescription / illegal substances.\n\n[Profanity](https://en.wikipedia.org/wiki/Profanity)\nis discouraged\nas is shouting. \u003cbr /\u003e\nAny kind of [adult content](https://en.wiktionary.org/wiki/adult_content)\nis **_strictly_ forbidden**. 🚫 4️⃣0️⃣3️⃣\n\nBottom line:\n**be nice** to ***everyone***. \u003cbr /\u003e\nIf you see someone being unkind,\n_either_ politely help them understand\nwhat they were doing/saying is unkind,\nand/or inform the housemaster\nof the behaviour.\n\n\u003c!--\nBut somehow the key people “don’t know what we are doing”.\nWhich means _nothing_ gets done [by them] towards the goal/plan.\nThat needs to stop immediately. \nWe _all_ need to be working to the same goal/plan, \nand moving as fast as we can to get there, before we \n[run-out of cash!](https://github.com/dwyl/home/issues/244).\nThere is no excuse for procrastination due to lack of clarity.\n\n\n## Context to the Updates 👶\n\nIn 2018 when ~~we~~ I prepared the _first_ version of the goal/plan for the house,\nwe were at a _very_ different stage in our lives; young(ish) and fancy-free!\nFast forward ***6 years*** - yes the time is _flying_ \nand we have _two_ children!! 😮\nAnd all the delightful pressure/stress that comes with bundles of joy. 😂\n\nWe therefore have _several additional_ “***stakeholders***” and requirements for the house.\n--\u003e\n\n# Accommodation\n\n**1: Family-friendly short-stay shared accommodation**\nin the top 2 floors of the house. \u003cbr /\u003e\nThis includes the **4 large bedrooms**\nand “middle” floor which has the kitchen,\ndining room and current play room;\nwhich will be an _informal_ co-working room\nwith both a sofa seating area and 10 (\"hot\") desks.\nThere is space for **24 beds**.\n(4 rooms x 3 bunks x beds per bunk)\n\nCharging `€15`/night/bunk (market clearing in our city!)\nand having occupancy of 70% we get:\n24 x €15 x 365 days x 70% / 12 months\n= `€7665/month`\n\n\u003e **Note**: There will be peak months\n\u003e where occupancy reaches **95%** (June - sept)\n\u003e and low season (Dec - Feb) where it’s only **20-30%**\n\u003e so it balances out.\n\u003e We will also encourage longer-term stays\n\u003e with **30%** discounts\n\u003e which equates to 70% occupancy.\n\nIf the “overheads” for the businesses are shared\nand thus each only has to cover _half_,\nthen both businesses instantly become (more) profitable/sustainable.\nThen it’s a question of figuring out the plan\nto make both coexist\nand ensure that parents are comfortable having their kids\ngoing to play group “next door”\nto a - carefully curated - co-living/working space.\n\nI think it’s very much a question of _framing_,\nmaking it clear that all members of the community\nare _thoroughly_ background-checked\nand having a very clear timetable\nfor who has access to what \u0026 when.\nSee timetable below.\n\nIf we _specifically_ market the residence\nas “family focussed” it’s a niche\nthat _definitely_ is not being addressed.\n\n## What does “family friendly” mean in _practice_?\n\n1. **All visitors must _apply_ to visit/stay**\n   and submit their identity document ahead of time.\n   This ensures that we _know_ exactly who is visiting.  \n   We will inform prospective members\n   that our app uses a background check service\n   to confirm people’s identity - similar to how a bank does “KYC” -\n   and if for _any_ reason their identity/background cannot be verified\n   we let them know with as much detail as we get.\n\n\u003e **Note**: Identity submission is the `law` in `PT`,\n\u003e all hotels, hostels and guesthouses (etc.)\n\u003e are required to collect identification for guests\n\u003e and inform the local police of who is staying where/when.\n\u003e Ideally we operate on a **referral** basis\n\u003e so someone has to be recommended by an _existing_ member (past guest)\n\u003e like\n\u003e [Soho House](https://www.sohohouse.com/membership)\n\u003e in London.\n\u003e This makes the org a _lot_ more sustainable\n\u003e because we don’t have to waste time with advertising/marketing.\n\u003e If the person making the referral has to “vouch” for the new member\n\u003e and receives a small/token commission (e.g: Spotify Voucher)\n\u003e when the referred person makes their _first_ payment\n\u003e it heavily incentivize good people/behaviour.\n\u003e In our Ts\u0026Cs we will write that we\n\u003e “reserve the right to reject an application\n\u003e that does not pass \"cultural fit\".\n\u003e We will provide the reason.\n\u003e We hope _not_ to _need_ to do this.\n\n2. **Focussed on learning and personal development**\n  not entertainment and distraction. What does _that_ mean? 🤷‍♂️\n  simple: it means that infinity pool distraction Apps/Sites\n  that have a proven negative effect on people’s mental health\n  and suck as much of our time as possible\n  (such as Facebook, Instagram, SnapChat, TikTok, etc.)\n  are banned at the network level.\n  Whereas we have subscriptions to learning platforms like\n  [Brilliant.org](https://github.com/dwyl/product-ux-research/issues/48)\n  available for all to learn STEM\n  instead of doom scrolling their lives away.\n\n3. **_Strictly_ No alcohol**,\n  tobacco (or vape, etc)\n  or drugs/substances\n  (regardless of their decriminalised status) on premises.\n  No exceptions.\n  The **rule of thumb** is simple:\n  if it's **not allowed** in a **primary school** classroom,\n  it’s **not allowed** on **our premises**.\n  If people feel the need to have a beer or glass of wine with their meal,\n  that’s their decision,\n  simply have _that_ meal at a local restaurant and respect our rule.\n  Plenty of good reasonably priced restaurants in the area, all serve alcohol;\n  feel free to support the local economy. 👌\n\n4. Stated preference for **families _with_ children** but also welcoming to:\n+ Couples _without_ children who are sympathetic to children -\n  e.g: teachers who haven’t yet started a family of their own.\n  For ref: there are **460k teachers** in the UK alone.\n  And **5.2M** across all of Europe see:\n  [ec.europa.eu/eurostat/edn-20201005-1](https://ec.europa.eu/eurostat/web/products-eurostat-news/-/edn-20201005-1)\n  if we just target this group of people there is an **_excellent_ niche**.\n  \u003e **Note**: I'm not saying we _will_ definitely focus on **Teachers**,\n  just giving an _example_ of a group of people we know well.\n+ Retired people whose children have left home\n  but still remember what it’s like to have small children around.\n  e.g: grandparents who love having small children around.\n\nAll of these are huge market segments,\nit’s just a question of appropriately keyword targeting them with our content.\nThe only people we are (indirectly)\nexcluding are those whose prefer “adult only” (no children)\nresorts and young adults who want to “party”.\nThere are *plenty* of other places/venues\nthat cater for these people.\nBy *specifically* informing people\nthat we don’t, they self-select and filter.\n\n1. **_Friendly_ Pets** are very **welcome**,\n  but must be walked (off-property) and kept clean/tidy.\n  They sleep outside.\n  We can create a small kennel if there is demand.\n  Don’t think many people will be traveling with pets\n  so not worried about this one being over-subscribed.\n  Just want to leave the option open.\n\nRemember: we only have 24 (eventually 38) beds\nso not a lot of space.\nOnce demand reaches a sustainable level\nwhere we have good word-of-mouth and a waiting list,\nwe can be highly selective with people.\n\nYoung adults that want to focus\non their health and personal learning/improvement\nwill instantly _get_ it.\nThose who prefer a party house can easily find one.\nI wager the people wanting a quiet+healthy house\nwill soon outnumber the rest\nonce word spreads how much better it is.\n\n# Childcare\n\nChildcare is a challenge all parents face.\nIn our case we live `~400km`\nfrom our parents/in-laws,\nso regular grandparent care\nis not feasible for us the way it is for many other families.\nDitto for aunts and uncles.\nSo we are pretty much “on our own”.\nThis is both good, because it forces us\nto resolve the challenge creatively on our own,\nand obviously bad because our children\nspend far too little time with their extended family. 😢\n\nI refer to childcare as a “challenge”\nfor the simple reason\nthat if we want to continue working\non anything for our company/business,\nthat involves the adults\nspending decent chunks of uninterrupted focus time at a computer.\nComputer focus time\nis not compatible with toddlers that are curious,\nconstantly moving and _loud_.\n\n## “Traditional” Childcare\n\nI use the quotes around the word “traditional”\nto emphasize that this is a _very_ recent societal construct\nof “modern” (post-industrial revolution) society.\nMuch like the “tradition”\nof Santa Clause 🎅\nHalloween 🎃\nor Valentine’s Day 🌹❤️\nthey all serve a very specific _commercial_ purpose\nbeyond their original cultural significance.\n\nTaking one’s children to an institution\nthat is professionally run\nby people outside of one’s family\nand leaving the children with them\nfor  08:30 - 17:00 each day\nso that _both_ parents can go to work,\nis a _very_ recent - and arguably **_societally undesirable_** - phenomena.\nHowever, since it has existed as a social norm\nfor the past couple of generations,\nmost people don’t question it.\nThe same way _most_ people don’t question\nburning non-renewable fossil fuels for basic transport,\nheating or food production. ⛽️🔥😢\n\nJust like we need to\n[#StopBurningStuff](https://m.youtube.com/hashtag/stopburningstuff),\nwe need to get away from the “modern”\n[_outsourcing_](https://en.wikipedia.org/wiki/Outsourcing)\nof parenting that leads to suboptimal outcomes.\n\nThe _last_ thing we want\nis to offload our children to “traditional” childcare\nin the form of a pre-school.\nAs noted by Sir Ken Robinson\nin the\n[most viewed TED Talk](https://www.ted.com/playlists/171/the_most_popular_ted_talks_of_all_time)\nof _all_ time\n(by a wide margin!)\n_most_ schools “kill creativity”:\n[ted.com/talks/sir_ken_robinson_do_schools_kill_creativity](https://www.ted.com/talks/sir_ken_robinson_do_schools_kill_creativity)\nor\n[youtu.be/iG9CE55wbtY](https://youtu.be/iG9CE55wbtY)\nI know that I felt this at the various schools I attended as a child;\nthe best case scenario was \"controlled creativity\" in Art Class,\nbut the worst-case was \"_shut-up and memorise this for the test_\". 😕\nEven in my favourite lesson, Design and Technology (DT),\nthere were always _artificial_ - usually budgetary - limits\nto what we could create in the lessons.\n\u003c!--\nIn a fee-paying (\"private\") school,\nwe weren't allowed to build/make anything\nthat required purchasing additional materials not on the budget\nthis placed an limit on our creativity.\nI often said I would _pay_ for and bring-in the materials,\nbut this wasn't allowed; creativity was subtly killed.\n--\u003e\n\nThe “fix” is remarkably simple:\n1. Teachers should be well educated and _compensated_ - like they are in Finland. 🇫🇮 😍 \n2. They should have access to good resources\n   so they never skip an activity for lack of money.\n   Not the absurdly low budgets\n   we often see even in fee-paying schools!\n3. Strange opening hours (only opens at 9am)\nand is closed for 2 months per year.\n3. **Over-crowded** at \"good\" times\n(first thing in morning, lunch and \"after school\").\n\n##### Reasoning for Building our Own Pool. (WARNING: Contains Math/Logic!)\n\nWhen we go swimming it is _always_ for \"_fitness_\" (_not to \"splash about\"_),\nwe usually swim for around **20 minutes** (1km)\nand then get out/shower and go home.\nShowering takes 5 mins,\ntherefore the \"essential time\" for the activity is 25 mins.\nIf it takes 7 mins to walk to the pool, 2 minute to pay (€3.50)\nand change from clothes to swimwear\nand another 3 mins to get dressed (after swim+shower)\nand 7 mins to walk home,\nwe are spending 19 minutes _getting_ to/from/ready for the exercise\nand only 20 minutes _doing_ the exercise.\nThis feels like a chronic waste of time even if the walk is \"nice\",\nit gets \"old\" when you do it twice _every_ day.\nwe would _much_ rather spend the \"commute and prep\" time\non more effective exercise
